Your system wouldn't apply in Texas where Buyer's Agents get paid by the Builder or Brokerage who sell the property and not by the Buyer or Seller. Buyers don't pay any of the agent's commissions, and if an agent does give a buyer any part of their commission, commonly refered to as a concession, it's usually a way of getting a client to use their services - in other words a "Bribe".

Can you imagine a Doctor saying. "If you'll let me operate on your brain, I'll give you 2/3 of my salary for that operation!" The best doctors don't work that way, and neither do the best agents ~ at least not down in these parts.

If you found someone (an agent) who will actually give a client 2/3 of a salary they could keep for themselves and their family, in essence, they must work three times harder than the average agent just to make the same income. Good for the client, but not fair to the poor real estate agent. Hey, but if your making money at someone elses expense - more power to you.

By the way, how come you don't show the houses for one third???
